In connection with, for example, changes in market conditions we have on several occasions acted as a sparring partner and advisor to our clients with respect to the conversion of property from commercial to residential use, from hotel to residential use etc.
The establishment of leases for retail and hotel property requires a particular expertise concerning the business to be operated in the premises and the special contract terms that are used for this type of property. Heilo has been a natural partner for many of our clients in this connection.
All of the partners in Heilo have a background from banking and finance. We therefore advise several of our clients in connection with the financing of property, both on an ongoing basis and in connection with purchases and sales.
We have long experience as advisers in connection with our clients’ construction of portfolios of hotel and retail properties, the composition of portfolios that are to be sold and residual portfolios.
Heilo Eiendom undertakes valuations of hotels, retail properties, office properties and other commercial real estate. For many years we have prepared valuations of individual properties and portfolios, particularly within the hotel segment. Christian Bruun-Kallum, who is responsible for valuations, is one of the few valuers in Norway with a valuation qualification from the British RICS (Royal Institution of Chartered Surveyors).
